What makes PJ consultants different?

 

Our philosophy.

 
  • We don’t write 60 pages when 15-20 pages will do the job nicely.

  • We don’t submit lengthy documents to fulfil policy requirements if the policy stated does not apply to your development. Instead, we will write a clarification letter on your behalf.

  • We don’t issue long caveated reports with missing information. Instead, we will inform you that we need the information before we can proceed, and help you acquire that information as quickly and efficiently as possible.

  • If we can’t do the work, we will personally refer you to a trusted company who can.

  • All of our fees are upfront and transparent and if we can save you time and money, we will.

  • We put sustainable design first and foremost. We will never recommend grey infrastructure, “traditional” design if green infrastructure, sustainable design can be envisioned.
     

  • Sustainability is at the heart of our company and is important in everything we do; our offices are powered by Ecotricity, our communications are provided by Ecotalk (a joint venture between Ecotricity and RSPB) and our team is powered by a plant-based diet. At present our travel is carbon neutral simply due to us not being able to travel however, in the future we will be looking for a sustainable form of renewable transport to attend site visits and meetings. 
     

  • We like to give back to the community and to the industry; 10% of all profits are dedicated to sustainable drainage projects that benefit local communities, mitigate flood risk and improve the overall biodiversity of the area. 

 

What we offer

Flood Risk Assessment (FRA) Reports

  • Suitable for outline planning, full planning and discharge of conditions.

  • Will assess flood risk from all sources of flooding including tidal, fluvial, pluvial, groundwater, sewer related and artificial sources.

  • Will include recommended mitigation measures, where required, to reduce flood risk so that the risk to people and property is considered to be ‘low’.

  • Will fulfil the requirements of the National Planning Policy Framework, as well as regional and local policy.

 

Drainage Management Strategy (DMS) Reports

  • Suitable for outline planning and discharge of conditions.

  • Will fulfil the requirements of the drainage hierarchy, BRegs (Part H), SuDS hierarchy and the SuDS manual C753.

  • Will assess the site and provide a strategy for both surface water and foul flows, including for the review of the site-specific topography, geology, statutory designations (i.e. source protection zones), sewer records, infiltration test results (where available), existing drainage infrastructure etc.

  • Will provide storage estimates for the annual event, the average annual event (QBAR), the 30-year event and the 100-year event plus an allowance for climate change as determined by EA 2016 peak rainfall intensity allowances.

  • Will provide an outline Sustainable Drainage design which can accommodate all relevant events on-site without flooding.

  • Will recommend SuDS features bespoke to your particular needs and requirements.

  • Will complete the SuDS Pro-Forma and provide a maintenance and management plan specific to the recommended SuDS features.

  • Will provide exceedance flood flow drawings where required.

  • Will carry out pre-development enquiries with the LLFA, the sewerage company (where required) and the EA to establish an outfall rate and strategy that is agreed in principle prior to planning.

 

Sustainable Drainage Systems (SuDS) suitability Reports

  • Suitable for outline planning, full planning and discharge of conditions.

  • This is included as part of the DMS report but can be provided separately upon request (for example to discharge a condition where SuDS has previously not been considered).

  • Will assess the site and review the site-specific topography, geology, statutory designations and infiltration test results (where available) to establish which sustainable drainage system would be best suited to your site.

  • Will provide an outline Sustainable Drainage design which can accommodate all relevant events on-site without flooding.

  • Will recommend SuDS features with drawings and examples bespoke to your particular needs and requirements.

  • Will complete the SuDS Pro-Forma and provide a maintenance and management plan specific to the recommended SuDS features.

 

Pricing tailored to your project

One of the tenets of our work philosophy is “We don’t write 60 pages when 15-20 pages will do the job nicely”. In the same manner, we recommend that one report should be able to do the job of three.

To reflect this, our prices are most effective (i.e. cheaper) when you request a combined FRA & DMS report (which will also include the SuDS suitability report).

 

Sometimes though, our clients already have a Flood Risk Assessment and just need a DMS report, or they already have the reports and are just looking for extra information to discharge a planning condition. For these purposes our separate prices are also included below.

The above pricing options do not include for the purchase of sewer records, pre-planning application charges or data charges (e.g. FEH data, EA product 4 data). These will be added separately if they are required and presented in a fee proposal for your agreement before we get started.

We highly value transparency and pragmaticism so if there’s something we think you need that we can’t provide (for example hydrological 1D/2D modelling to formally contest a flood zone) we will clearly state this from the start and recommend one of our trusted engineering partners for you to work with.
